Understanding modular construction

  • 1. What is the difference between offsite manufactured builds and traditional homes?

    Offsite manufactured homes are precision-built in a factory, then transported and installed on your site. This controlled process ensures consistent quality, faster timelines and minimal disruption to your land and community.

    Traditional homes, on the other hand, are built entirely on-site. This can lead to weather delays, increase labour costs and longer construction periods.

  • 2. Can I custom design my offsite manufactured build?

    Absolutely. Every modular home can be tailored to suit your lifestyle and land. You can start with one of our exisiting modular plans or work with our design team to create a completely new layout. We’ll help you bring your vision to life with clarity, confidence and expert guidance.

  • 3. Do I need council approval or permits?

    Yes. All offsite manufactured builds require a Building Permit, just like traditional homes. Depending on your location and project type, you may also need a Planning Permit or Development Application, based on your local council’s requirements.

  • 4. Do you manage the council approval process?

    Yes. We work with certified building surveyors and certifiers to guide you through every step. From permits to inspections, we handle the paperwork and liaise with local authorities to make the process smooth and stress-free.

  • 5. What is included in the cost of an offsite manufactured build?

    Our pricing covers everything needed to take your home from concept to completion, including: design and engineering, factory construction, delivery and installation, and standard fixtures and fittings.

    Optional upgrades, such as energy-efficient systems, decks, can premium finishes can also be included. You’ll receive a detailed quote upfront, so there are no surprises and you know exactly what’s included.

  • 6. How long does the build take?

    Construction in our NSW factory typically takes around 5 weeks. Once delivered to site, installation, utility connections and finishing work usually takes another 3 weeks.

    In most cases, your modular home can be ready for handover in approximately 8 weeks, significantly faster than a traditional build and with far fewer delays.

  • 7. Can offsite manufactured builds be added to an existing home?

    Yes. Modular additions can be built offsite and installed with minimal disruption to your existing dwelling, making it ideal for expanding your living space efficiently.

  • 8. Can offsite manufactured builds be used in bushfire-prone areas?

    Yes. Using steel frame construction, our homes can be built to meet high Bushfire Attack Level (BAL) ratings, including Flame Zone, without compromising on design, durability, or safety.

  • 9. Where can you deliver and install homes?

    We deliver and install  homes nationwide. Our team manages transport and installation, to ensure your home arrives safely and is set-up efficiently, no matter the location.

  • 10. Are offsite manufactured builds the same as kit homes?

    No. Kit homes supply materials and plans, but the construction and labour are managed by the homeowner or seperate contractors.

    Offsite manufactured builds, however, are delivered as complete, finished homes, fully installed, connected, and ready to move into.

  • 11. What warranty do you offer?

    We provide a 6-year structural warranty and a  90-day maintenance period to ensure your home is protected and performs as expected.

  • 12. Can offsite manufactured builds be used for different purposes?

    Yes. Our homes are highly versatile and can be used as permanent residences, holiday accomodation, retirement living, farmhouses, or workforce housing.

  • 13. How are homes installed on-site?

    Once the home is built in our factory, it is transported to your prepared site and installed on foundations.

    Utilities are connected, and final detailing is completed. Offsite construction allows for faster installation with minimal disruption compared to traditional builds.

  • 14. Are offsite manufactured builds energy-efficient and sustainable?

    Yes. Our homes are designed with energy-efficient insulation, water-saving fixtures and sustainable materials.

    Offsite construction also produces less waste and reduces environmental impact compared to traditional building methods.
